What does land lease for in your area? Grass land & crop land, is it leased at a different price per acre like most do here?

Does that include grass land or is it all crop?
I know a lot of land owners in this area also rent on a crop share basis. Not sure of what percentage though.

Cash rent is about $400.00 an acre. Share rent is 50\50 plus $25.00 an acre. Land is selling for $11900.00 to 14900.00 an acre.

All crop land...
With this year's yield, it figures out to over $500 per acre at yesterdays closing price on CBOT.
I actually have corn in storage at the elevator and I will sell it when it hits my target price.
I don't yet know my target price but I will know in about 4 weeks.

Wheat is the crop of choice around here, and last I heard the prices per bushel was not very high. I'm thinking that it's about every 5 or 7 years that the wheat usually has a very high yeild. It has always been too scary for me to do a crop share, between the droughts, floods, hail and whatever else could happen. Might be something I need to check into though.

I think it really depends on how many acres are purchased. The smaller the acreage the larger the price tag. I used to work for a home builder and lots that were barely big enough to put a house on depending on the addition were anywhere between 35K and 75K.

It vary's a lot but 60-40 is still a good standard for fair minded folks on farm land.
But a lot of peaple want all they can get and often do.
They also get new renters nearly every year also.
The 60-40 folks seem to stay together for years.
