Hi
I have some experience with watercraft and some familiarity with sea-worthy craft docking fees and reciprocal rights.
I question, before I try it for a year:
Have you lived dockside?
Was it Salt or Fresh Water?
Would you do it again?
I'm genuinely considering investing in watercraft as a 'home'. BUT, I do not thrive in Apartment or Condo Living Conditions (even though I work VERY long hours).
I like seaworthy cabin - cats, but their footprint probably isn't realistic for reasonable at-home docking fees; like ANYONE I adore a craft that can be sailed by Owner and One experienced hand moving from port to port and REAL WOOD, but in a recent jaunt through a harbor I saw a Bernelau (Sp?) and Captain Canada - Manufactured (or Model) Sea Worthy Craft, are there other Makes and Models?
Reasoning: It is less expensive to invest in land and drop a modular BUT, if I can learn from Salts or Interior Water Dwellers, then I get a head start in identifying the type of
BEST built all around function water craft and "living" environment.
Care to throw in what you know ?

What sort of budget? It makes a difference. If I could do it all again I would buy a scrapped pontoon and build a small house on it. You need permits for it. If it is inland (as in a lake) it can be difficult as there are only a certain amount of house boats that can be registered in one place. If its at sea you will need a more expensive rig but you can do whatever you want after a point.
