At my age the guys should have both. To think a home isn't an investment is crazy. If you bought a home around 2008 Its has more than doubled in value. Plus if you put a tenant in that home you've had spendable cash during all these years.
The guys I meet have invested in 401k and the amount won't buy a house before the govt taxes it. , 4wheelers, ar's, boats, anything that decreases in value.
A home isn't an investment. It's a place to live. If you do consider it an investment, it is a poor one. Home prices have barely kept up with inflation. And renting? What a PITA that'd be.

Real estate made good money for me. Buying bank owned properties, foreclosures and private deals then renovating them is a good way to make money. I don't sell the properties just rent them out. Cash flow is sweet and once fixed up the property appreciates in value too.
In this business cash is King cause you don't have to deal with a bank that will only mortgage a move in property with no problems.

I don't disagree with what you are doing. If you can purchase properties at discounted prices to the market and rent them out, that's a great way to make money. It also involves a lot of effort, and I wouldn't want to deal with renters. I do have a couple of rentals that I let a management company deal with.
However homes looked at as long-term investments have barely kept up with inflation. In fact, as the financial crash and the housing bubble demonstrated, they can be as volatile as stocks. You might Google "Robert Shiller & the Case-Shiller Index" for some insights into housing prices.
Of course, one can always finds anecdotes how someone made a huge profit on their home. Also, unfortunately, their are a lot of get-rich-quick scams involving buying and selling houses.
Anyway, I'm quite happily plying my trade in the financial arena, mostly bank stocks.

I've already bought and sold most of those items. I once had a 20' Sea Ray, but some scumbag stole it one night! I and my 3rd wife had a lot of fun with it. I still miss the boat, but not her!

Sorry, but the math is not adding up here.
Sure a home can be a great investment, and not only that, but you get use out of it, while its gaining over the years. Everything in a mixed portfolio has the potential for growth, but you can't live in a portfolio.
The best thing to do is spread your investments with as many eggs in the basket as you can...
You can have a home, plus a couple of rental properties, a few select pieces of land. A 401k or other retirement plan from work, Ira's, a portfolio covering stocks, bonds and whatever else you want to put in there. Mutual funds...etc.
the key thing is selecting properly.
Actually right now...Certain Collector Cars, Rare Coins, Rare Collectables and Antiques are the hottest things bringing the best return, if you select carefully.

In most of todays marriages both are contributing to the finances. I've seen people say they let the other person have everything but left out the fact more was owed than it's worth.
My ex called me today. Taco bell was giving away free tacos and he and his coworker were going to all the taco bells on the way back to the shop. We didn't go to court and we both have good credit. During a divorce you need to watch out for co-mingling of assets otherwise she gets half of whatever it is. Prenuptial agreement on paper done by a lawyer is a way to ward off gold diggers. Most states have a no fault divorce laws in place now.

Well the woman usually gets to keep the house till the kids become legal adults plus child support. One of my friends married a woman with two kids then they had two, she started cheating on him and they got a divorce. He wound up paying her alimony and child support leaving him very little money from the check he got from GE.
Last I heard she got liver cancer.

In another case the woman got custody of the kids and they stayed separated so she could get health insurance from her husbands insurance. She was a tramp and a druggie and the state took the kids away from her. The house was foreclosed on by the bank. I bought the house at a fraction of market value.

Well the dad didn't have custody..the mom did..therefore it was her job to take care of them..not his
