Judge & I are looking to either buy an existing B & B or find a property to create one on . We thought this Group could offer some very valuable insights into what and why some B & B's create great memories and experiences for those who stay at them . Some of my favorite B&Bs are in St. Augustine, FL. They are in the historical district which puts everything in walking distance. They all have packages that give discounts or include some of the fun things to partake in St. Augustine. Usually they will include a ghost tour, dinner at a restaurant, tour of the lighthouse, and other things.

My son (the chef) & I designed a nine room B&B which we hoped to build in Venice, FL. Bottom line was that the going rate for new construction with universal design and an elevator for ADA compliance was $100K per room. Even at that cost, we could have made it work if we would have been able to serve dinners to the public, but zoning prohibited that without a special exception which we could not get. If you & Judge consider new construction, keep these hard learned lessons in mind. We had a great idea of trying to cater to special events like weddings and family gatherings where all the rooms would be booked for the event, and we would cater all meals. Good luck to you, but remember that you'll probably only make a decent living and have a great enjoyable lifestyle. Hard work with wonderful memories.

Thanks for the comments . Have you & your son considered buying an existing B & B ?? There are several in PA we are looking at furnishings & bookings included in the sale price ,. One already has fine dining ( going to pass on that as the chef takes half the profit and we don't have restaurant experience ) and several have room for expansion . At our age a decent living with housing and the ability to do other businesses online makes sense to us . Plus it would be something we can pass to the next generation .
We have several marketing ideas also such as discount stays for Veterans and Patriot Guard Riders . Hosting various groups functions etc ... Thanks again keep the ideas coming we appreciate them

I prefer staying in B&Bs because the owners are usually the most wonderful people I have ever chanced to meet. One thing I like is the fact they are usually willing to fix extra breakfast for a minimal cost for other family members or friends that might be in the area.

Thank You Miss Maggiered , the input was very helpful . I also found the personalities of the owners made a big difference . The best ones knew thier area attractions big and small and were not hesitent to share both the good and bad input they had recieved over time.All the best ones had a very positive energy which was evident throughout thier establishment .

OF COURSE IT DOES Vet LOL Heck feel free to visit PA anytime . We are a bit delayed by having a house to rehab right at the moment BUT We always have a Guest Room for friends who travel anywhere nearby !! You are always welcome at Our Home Mike !!
