So this guy I know has a temper problem and has never liked taking orders from authority. He's gotten fired from every job he's had because he's either telling the boss off or arguing with his coworkers because he feels that they don't work as hard as he does. He's been evicted from his last three apartments and he claims none of it is his fault because he pays his rent on time. It's all the landlord's fault. However, he does a lot of screaming and swearing at the landlord when they try to tell him he can't do something (such as sell a lawnmower out on the front lawn of the building) or when he wants something and they're not giving it to him fast enough. I will say that some of these landlords are jackasses, but screaming and arguing with them only leads to an eviction. He also has a habit of denying the landlord access to his apartment by changing the locks and purposely not giving him a key as well as sometimes doing big damage to the apartment before leaving it.
So now he's living in his truck with two dogs and wants everyone to feel sorry for him and to pay for a motel until he can find another apartment because it's cold out. When he got evicted the 2nd time it took him 5 months to find an apartment and lived in his truck during that time too. I tried to get him to see the error of his ways at that time but he wasn't interested in that idea so here we are again.
I told him in an email:
You can't scream at your landlords. You can't deny them access to your apartment. You can't swear at them and refuse to take their calls. You can't get upset with them when they tell you that they don't want you doing something. It's not your place. It's not your rules. You need to stop fighting them and have some humility or else this situation is just going to go on and on and on. It was your fault you were kicked out. You were kicked out because you were mouthy. Then these landlords got mad and retaliated and then you got even more mouthy leading to the evictions. Why do you refuse to accept accountability for your actions? It's more than just paying your rent on time. Much much more. You need to respect the landlord's wishes, like them or not. I've lived at my current place for nine years and I have never, ever once raised my voice to the landlord because I know I would be out of here if I did. Whatever he wants goes, whether I like it or not. I am free to leave whenever I want but as long as I am renting one of his apartments I have to do what he says, when he says to, no matter how ridiculous it may seem. You need to learn this kind of humility and gratitude because you're not being thankful at all for your apartments if you're mouthing off to the landlord.
After he read my email he said I was heartless and judgemental. Anyone who doesn't pay for a motel is selfishly hoarding their money... I say he made his bed and now he's sleeping in it.

I've been lucky with my landlords back when I moved almost every year when I was a younger man. I lived in one place for over 10 years because the rent was so cheap and there was no lease. When something needed fixing, I would do it myself and deduct the cost of materials from my rent and my labor was free. Tried to buy that house numerous times but he would never sell. He sold it right after I moved out. We got along because I was a landlord's wet dream probably. Never a problem from me. And I paid in cash because he said he liked it that way.
Your friend definitely has his anger management issues. Some kind of imagined persecution complex it sounds like. I can't say that I've had any friends quite as bad off with it as that man. When he's not acting like a jackass, is he a pleasant type? Friendly and engaging when in a good mood? If he's snapping at the hands he hopes will feed him, he may have another long residency in his truck. And I'm sure CT winters can be brutally cold to sleep in al fresco.

common sense and courtesy go a long way. some people just don't get the meaning of that until they've learned and experienced it themselves. you can't tell them how. the best way to help someone like that is the school of hard knocks.

I'm not at all surprised that he finds it hard to rent a new place. All those evictions are on record and no landlord is going to jump to rent to him.
I'm pretty much on board with what others said, especially Ubergoober.
If he called you heartless when all you said was a "coming to Jesus" talk, I'd just about write him off. I feel sorry for the dogs, though. He's not being a responsible, adult pet owner.

Yes, he's very pleasant and generous when he's not acting like a jackass. He likes to make people feel guilty who won't pay for his motel by telling them not to worry about him and to just "stay warm in your bed".

I used to believe in helping people regardless. Not now though, been bitten too many times.
I now realise, although I care that I can be a part of the problem by enabling them to continue to do what they are doing.
There is nothing wrong with wanting to help people out. It's a nice thing to do. However, this person clearly does not appreciate it nor does he really want to change his circumstances. Sorry.

Most shelters will not accept dogs unless they are service animals, but many can make arrangements with the ASPCA to kennel them for short time if the owner agrees to pay a minimal daily fee when they come back to claim the dogs.

Dogs especially a pit bull would get my Landlord insurance cancelled very fast. The guy has a criminal record and cannot hold down a job is a definite red flag for a junkie or alcoholic. No way would I consider him for one of my rentals.

Thanks Lightsquare. He came up with a scheme to get an apartment faster since so many places don't accept dogs. He got the two of them registered as "Emotional Support" animals & he knows that legally he can't be turned down for an apartment because of them. So what he plans on doing is not telling the landlord that the dogs exist until after the lease is signed. Then surprise surprise, I forgot to mention that I have two emotional support dogs and one of them is a pitbull. If the landlord starts squawking about it he says he'll tell the landlord he'll be sued. I told him that's a horrible thing to do to somebody backing them into a corner like that and then threatening a lawsuit. He didn't care though.

In my application I ask if they have any pets. In the lease they sign it says "no pets allowed" unless approved by landlord. I'm covered and if someone sues let them. A signed lease is a binding legal document and hiding the dog(s) is cause for automatic eviction. Plus omitting the dogs on the application form is another cause for eviction.

According to the Americans with Disabilities Act, a companion animal does not qualify as a service animal and therefore they are not generally allowed in public places, like restaurants, as service animals are.
Landlords can refuse to allow certain companion animals if the animal will present undue hardship or expense for the landlord’s business. An example of this is when a landlord’s insurance company will raise rates or drop coverage for certain dog breeds to live on the property that are considered too aggressive, like pit bulls.

Yep, but that info seems to go in one ear and out the other. I was with him when he was reading that specific info too. I don't see how he would get away with hiding the dogs until after the lease was signed anyways because it's usually always brought up by the landlord during the showing of the property or in the lease wording like you mentioned.

I am doing quite well and know how to handle my tenants. Always represent myself in court and win. Yes I like it and plan to buy another rental unit in the Spring. Once you rehab the place you just sit back and collect the rent.
