I'm putting my house up for sale mid March so I want to start cleaning

now so I won't try to get it all done in 2 weeks.

Was going through my pantry, OMG.

I had so much food in there that had expired.

Found a sealed box of Lipton Green Tea that expired June 24, 2006.

Can't believe I moved that tea from my old house to this house in 2007.

I looked expiration dates up on line.

Can salvage some cake mixes, pudding, pancake syrup and some sauces.

I'm throwing away 2 Maxwell 34.5 oz coffee containers away, putting, cake mixes.

This has taught me a lesson.

I will be putting most of my can goods in the basement, I have an area for that.

Hopefully Tuesday I will be going through that area and getting rid of more expired goods.

It was my own fault. Won't do that again.

I will rotate everything and check the pantry to see if I already

have what is on my grocery list.

My procedure is "one can or box" of something then when I open it, the product goes on my grocery list. My problem is with produce. If I toss it's usually fruit or something in the veggie bin.

It's very freeing.

oh, and I did the same thing a few years back with food WAY over expired!!

What brought mine on sad to admit was I got food poisoning. Gosh, I was sick as a dog!!! It was shelf milk I put in some hamburger helper. I don't think I've eaten hamburger helper since!

Interview 3 real estate agents for their qualifications. Make sure they have been in business FULL TIME , for at least 3 years. They should make an appt. to see your property ,then another appt. to sit down and review comparabels for sale and SOLD ! If anyone gives you a price at 1st meeting- DO NOT use them.
It's like a marriage- you must feel comfortable with them.
Did you know : length of listing contract is negotiable, commission rate is negotiable.
There is No such thing as - " 6 % commission is standard" !

Char, my home will be for sale by owner.

I do have a realtor, but I'm not using her as I have to get the most I can from

the price of my home. She knows this. I have someone who's daughter was going to buy it

last year, she was preapproved but lost her job. She did get a job shortly after. Her

boyfriend wanted to rent but has since changed his mind and wants to buy.

They will be coming down the first part of March to look at the house. Hopefully we can

agree on a price. I also have a very good attorney to use for the papers that have to be

drawn up.

Each state has different laws regarding the sale of real estate. If planning to sell and don't know a realtor start your education before hand. Look to see who is selling property, vs. who has plenty of listings and few sales. Drive the neighborhood and surrounding area to see what realty the signs are with.

One thing a realtor brings to the table is the benefit of helping a potential owner secure the loan needed. That's the hardest part of buying a house and the "for sale by owner" is more difficult in this respect. This year it's going to be a hard issue with the increase of the lending percentages on mortgages. I know of a couple who signed contracts to purchase in November and are being kept on the back burner with loans. The reason is the mortgage companies are waiting for the interest rates to go up before finalizing loans.

The seller is usually responsible for the realtors commission, pro-rated taxes on the property, and sometimes the termite inspection. The buyer (in this state) is responsible for the inspection (which is the best money you can spend), pro-rated taxes for the months of the year the home will be theirs, closing costs of the loan, title search, and lawyer fee's.

I am trying to clean out junk. My house is an anthropological dig! I was raised that if you didnt have it on hand..do without til next months shopping trip. I am also a survivalist temperment. My inheritors should be able to survive for a couple hundred years!
It is hard to toss stuff that is still usable. Like clothes. I have to grit my teeth and say dont wear in a year...how about havent in TEN! Face it..you will NEVER wear it! What is sad is all the stuff we value..the kids dont. And there is so much crap available in this country..no one buys it.
I get bummed in resales. When I got married the furniture was late relative and used. WE decided whether to buy the sofa with bad upholstery and good springs..or good upholstery and bad springs. Now I see ones that look like they came out of a showroom a year ago. And I dont NEED A SOFA!

When you're in a mood to juss toss
Be certain whatcha toss is no loss
Like an overstuffed chair
Covered in that mohair
Or that old ridin' blanket from hoss

Turn it in side out an up side down... Turn it every witch way butt loose...

Once up on a time, I lost my wallet as a young teen (actually thought someone kiped it)...

Butt wen cleanin' out Mom's house after she left us... Had ta turn the old couch up side down ta git it threw the door, an out popped my long lost wallet...

Among a buncha other stuff, it had innit... ten, one dollar Silver Certificates...

Once up on another time, some one I know, after losin' her parents, foun' $40,000 cash stuffed in the walls of their house... So, check them crannies an crevices...

Thanks for the link. And good luck on your sale. I just had a garage sale and now I am motivated to have another sale. Even if you don't make a killing, it is a great way to meet your neighbors and share your junk for below cost. For example: I sold Levis for $3.00 per pair. Goodwill sells them for $7.00. My neighbor asked why I sold them for less and I told him that Goodwill was ripping off the very people that they were supposed to help. (btw I bought some brand new Wranglers at Marshall's for $5.00). Note: The weather has to be warm for people to venture out. I'd say at least 50 degrees and sunny. If it's over-cast or held on a Sunday, forget it. if you can start putting your stuff out in the garage now, you can actually see your house de-cluttered and realize that you don't have enough out in your garage. You might have to clean out that closet you haven't even looked in lately for more junk to sell. If you didn't miss it, you didn't need it. You are moving so you have to decide to let it go. Just ask yourself if you want to pack it and haul it and risk it breaking. If you have stuff left over from your garage sale, call your local Veteran Chapter to haul it away. They help house Veterans.

It's really difficult, as Orz stated, to get rid of stuff especially since you might need it later...... I know i have too many art supplies, but hey, I might need them for some art project down the line. For example, i grabbed postcards for the upcoming Faculty Art Exhibit. I was going to mail them out to my friends at my old art school, but time ran out.... lo and behold I had to make a Profile using "punch hole" colors. The postcards came in handy. I used the apostrophes for eyes. My art professor like the idea. He was impressed and i was surprised.

Remember multiple listing sells more houses then anyone...

make sure you get a good realtor who represents you first...

About fees to pay for example 6 or 7 %...remember if you are paying 5 % the 7% homes are shown first and so on...realtors are money motivated first...

As another said interview 3 real estate companies and ask questions...you're selling, not buying and most realtors got lucky selling not listing homes...a good realtor markets and has multiple listing sell home, sometimes that get listing and buyer, not always case...

The contingencies of contract are most important...break a contigency you have to start all again..I'm talking of dates to meet on contract, like revision period, home inspection, getting mortgage, and closing...miss one of them there is no sale...

Open houses don't sell homes because if a buyer is already looking they may use your home to compare to the one they actually want...if you have an open house make sure they are represented by a realtor or you'll be spinning your wheels..good luck

Around this area "open houses" are mostly for the realtors of other companies, and let's face it. Realtors want to sell their own listings because their percentage is higher.

I cleaned in basement last eve. OK...do I really need all these plastic cups from fast food? sigh...fine..keep the biggest and next two down and TOSS the REST! Our problem is being raised to wear it out, use it up, make it do or do without. And we live in a through away world now with mountains of stuff. Our country fails because it is based on buy buy buy. And too many old folks just make due. So what if the elastic is failing...pant hold up the undies. That crack in the rubber boot is still small..wear a bit more. So that bowl is chipped..so what..dont use the edge anyway. And then there is that drawer of new in package we wont use cause it is too good and new.

Joe helped me cleaning in the basement. He praises me every time I toss an old plastic butter container or newspaper. lol. It helps to have someone who will haul the trash to the dumpster when full also. And sweep and vacuum behind me. I am getting realistic. No one else will save that crap I do. And I dont need so much of any one thing.

Everytime I moved swore never again. Now I finally can mean it!
I dont bother to change farm clothes when dirty. Wait til really bad. What is the use..go to the barn or shop and look the same in five minutes! Mom wore white Lady Manhattan shirts. She would whine to me..look at the fronts. Just put it on. Maybe if she had been flat chested? LOL.
The problem is we were raised on wear it out..cant wear new..too good. So we hang onto anything we COULD wear. when desperate...or dead...or homeless..or.....

With having the flea market booth I constantly clean things out. I am always on the go to find other stuff as well, so the space to store is always full but different look. The things I want to keep for myself that was my parents things is buried so deep I couldn't get to it without cleaning the entire garage. The only good it does me is that sometimes I see something and it gives me a warm memory.

Joe said get a new pair of mukluks for a gift. So they are on order. Hope they get here soon..this pair of sheepskin boots is fast loosing the Shoe Goo soles and what is left of the original ones. I guess I used them up in 5 years or more of winters. And still eye up the shafts of leather and wool to cut off and save. sigh.....
